With it being a sellers market, the agent really has to be (1) be willing to immediately visit a house that comes on the market. That's how we found this house. Dave helped me get in there before anyone else, gave wise advice on what range of an offer would win the house, and we did it. The agent also (2) needs to be a wise negotiator, since the seller has the upper-hand. We negotiated about as best as we could've from the position of the buyer.

Dave was awesome. His experience is a big help, and he gave good advice on houses that I shouldn't get excited about. We were able to be patient, yet aggressive.
